Summary

  • As per HIA, the new home sales were a record 39.4% higher in the March 2021 quarter as compared to the previous corresponding time.
  • HomeBuilder scheme coupled with lower interest rates, population shifting to regional spaces, and improving market confidence, resulted in this sale.
  • A rise in building activities in near future is expected and therefore, more employment opportunities in the sector of construction are likely to come up.

The final leg of the HomeBuilder scheme, the access to the A$15,000 grant of the HomeBuilder scheme saw the Australians making most of the government’s home-buying arrangement and rushing to finalise the contracts to build new homes.

The Housing Industry Association (HIA) of Australia shared its recent report on Monday as per which, the new home sales were a record 39.4 % higher in the March 2021 quarter as compared to the same time last year.

The New Home Sales report is a monthly survey done by the Housing Industry Association. It takes into account the biggest builders across the five largest states of Australia. It is viewed as a substantial marker of potentiallly detached home constructions.

HIA’s economist Angela Lillicrap elaborated that HomeBuilder scheme along with minimal interest rates, transforming population dynamics, and bettering market confidence, had resulted in a robust sale through to the end of the year 2020.

Lillicrap explained that in December 2020, the new home sales almost hit a new record as people were rushing to finalise contracts to build new homes before the end of the A$25,000 grant under the government’s HomeBuilder scheme. She stated that HomeBuilder, combined with record low interest rates, shifting population subtleties, and enhancing support from the market, had led to a record sale this time and people had rushed to get access to the remaining A$15,000 grant.

Key elements of the report:

  • Over the year to March 2021, sales have risen by 42.6% as compared to the previous year.
  • This hints at the fact that a more building activities will be seen in the coming time, providing more employment opportunities in the sector of construction, thereby supporting broader economy.
  • The scheme - HomeBuilder has brought forward demand for new homes and therefore sales in the coming months is likely to come down from the latest upward trend.
  • People have been seen shifting to regional areas and this will keep triggering the demand for new detached homes.
  • The robust growth in the house prices has generated a ‘fear of missing out’ amongst buyers. This will also support the industry altogether.
