UK house prices have climbed to a record high, with annual growth accelerating at the fastest pace in two years, according to the latest figures from Halifax. The average house price now stands at £298,083, reflecting a 4.8% increase over the year to November. This marks the largest annual growth rate since November 2022 and underscores the continued resilience of the housing market.

Month-on-Month Growth Continues
On a monthly basis, house prices rose by 1.3% in November, marking the fifth consecutive month of positive growth. The sustained upward trend highlights improving demand in the housing market, supported by easing mortgage rates and a resurgence in buyer confidence.

Mortgage Rates and Buyer Confidence
Amanda Bryden, head of mortgages at Halifax, noted that the latest figures reflect stronger demand for mortgages as lower borrowing costs encourage activity. "Latest figures continue to show improving levels of demand for mortgages, as an easing in mortgage rates boost buyer confidence," she said.

However, Bryden cautioned that broader economic challenges and affordability pressures could temper growth. Positive employment data and the potential for further declines in mortgage rates are expected to provide some support for housing demand in the months ahead.

Challenges in Affordability
Despite the positive trends, affordability remains a significant concern for many buyers. Borrowing costs, while declining, are still above the averages seen in recent years. This could limit the pace of future growth, particularly as economic uncertainties continue to weigh on household finances.

Bryden emphasized that while the housing market is benefiting from improved sentiment, price increases are likely to moderate. “This should underpin further house price growth, albeit at a modest pace as borrowing costs remain above the average of a few years ago,” she added.

The combination of easing mortgage rates, stable employment data, and resilient buyer confidence provides a positive backdrop for the housing market.
