AEW UK REIT (AEWU) has announced a strong financial performance for the first half of 2024, highlighting impressive growth in its Net Asset Value (NAV), a significant increase in its total return, and a solid profit before tax (PBT). The REIT's portfolio and operational strategy have contributed to its robust results, positioning the company well for future growth despite challenging market conditions.

Strong NAV and Total Return Performance

As of 30 September 2024, AEW UK REIT reported a Net Asset Value (NAV) of £172.76 million, equivalent to 109.05 pence per share (pps), up from £162.75 million (102.73 pps) as of 31 March 2024. This represents a notable increase of 6.2%, driven by gains in the value of the company’s property portfolio and effective management of assets.

The NAV Total Return for the period was an impressive 10.05%, significantly higher than the 4.30% recorded during the same period in 2023. This strong performance was underpinned by a £7.03 million fair value gain on investment properties and an additional £1.48 million from property disposals. The company’s ability to generate these returns showcases the strength of its portfolio and strategic asset management.

Increase in Profit and Earnings

The profit before tax (PBT) for the first half of 2024 stood at £16.64 million, marking a healthy increase compared to the prior year. This was largely driven by the positive impact of revaluations and disposals within the property portfolio. Additionally, the company reported an increase in its EPRA Earnings Per Share (EPRA EPS) to 4.43 pps, up from 3.58 pps in H1 2023, further indicating improved operational efficiency and profitability.

Stable Dividends and Shareholder Returns

AEW UK REIT maintained its dividend payout at 4.00 pps for the period, in line with the previous year. This consistent dividend policy reflects the company’s commitment to delivering reliable returns to its shareholders.

The REIT’s shareholder total return also showed impressive growth, reaching 19.35%, compared to 11.00% in H1 2023. This robust return highlights the success of AEW UK REIT’s strategy in navigating the current market environment and providing value to its investors.

Operational Highlights and Portfolio Performance

As of 30 September 2024, AEW UK REIT’s property portfolio was valued at £215.64 million, comprising 32 properties. While the number of properties in the portfolio decreased slightly from 33 properties at the end of March 2024, the value of the portfolio increased, demonstrating the positive impact of revaluation uplifts and realized gains. The company did not acquire any new properties during the period, but its existing portfolio performed well, contributing to the overall growth in value.

Gearing and Cash Position Strengthened

AEW UK REIT also saw a reduction in its gearing, which decreased to 24.87% of Gross Asset Value (GAV) from 28.97% at the end of March 2024. This reduction in gearing reflects the company’s prudent approach to managing debt and its strong focus on maintaining a healthy balance sheet.

Additionally, the company’s cash balances increased to £14.47 million, up from £11.40 million at the end of March 2024, providing the company with a strong liquidity position and flexibility to seize future opportunities.
