Impact Healthcare REIT plc is a UK-Based real estate investment trust that focuses its investments on a diversified portfolio of UK healthcare real estate assets, particularly investing in residential and nursing care homes that are then leased to strong tenant group. Its share is listed on the premium segment of the Main Market of the London Stock Exchange as LON: IHR. 

The trust has appointed Impact Health Partner LLP as its investment manager and AIFM and it is authorized and regulated by the Financial Conduct Authority (FCA), the investment manager is responsible for identifying potential opportunity and recommends it to board and invest in the approved investment and devises and implements its asset management strategy.  

The trust aims to provide its shareholders with attractive and sustainable return in the form of quarterly dividend, capital gain and income growth by identifying new healthcare investment opportunities and tenants that can provide diversified portfolio, good quality care, operational and economic efficiency. The trust strategy are to buy the right assets on right terms, effective management of its assets as a whole as well as individually and optimizing its financial performance. It maintains the long-term partnership with its tenants to own and invest in high return generating properties. It uses equity and a prudent level of debt to invest in diversified portfolio, its conservative gearing policy is to maximize group to value ratio of 35% LTV at the time of drawdown.

Its investment policy is to acquire, own, lease, renovate, extend, and redevelop high quality healthcare properties across UK and at the time of investment no assets can exceed 15% of the group’s gross asset value. Maximum of 15% of its tenants’ aggregate revenue can be hold be the single customer at the time of acquisition.

The annual contracted rent from a tenant can’t be more than 40% of its total annual contracted rent on 31 December 2019 and thereafter it cannot exceed 40% at the time of investment. It invests in the attractively valued assets across different location where there is a balance between supply and demand for care. It also grants leased linked to the retail price index (RPI) with unexpired term of at least 20 years and without tenant break clause. The gross budgeted development costs of any refurbishment, extension, or replacement of its existing holding and/or forward funding and forward commitment can be of maximum 25% of its gross assets at the time of commitment. It can generate up to 15% of its gross income in any financial year from non-rental revenue or profit related payment from tenants in addition to the rental income due under the leases.

In addition, 10% of its gross assets is to be invested in non-residential healthcare properties or non-healthcare related residential properties at the time of investment, 25% of its gross assets to be invested in indirect property investment fund including joint venture with similar investment policy to that of the trust at the time of the investment and 15% of its gross assets to be invested in the closed-ended investment funds which are listed on the official list at the time of investment.
